Project Summary
25 Franklin Street is located in the centre of Adelaide CDB, conveniently near Adelaide Central Market and major public transport routes. The building has recently undergone a major refurbishment, so as to classify as a modern, corporate headquarters.
We received our PO for 25 Franklin in January 2019, and the project was delivered and commissioned over the next nine months to fit in with tenant and building owner requirements.
The complete building performance was funded through outgoings over a period of years. A collaboration between Conservia and Alerton has seen one Adelaide building achieve significant improvements in energy performance and indoor comfort conditions.
Energy Savings
The upgraded building is expected to achieve 5.5 NABERS stars, up from the current 4.5-star rating.
Energy-saving projects that were undertaken:
– Installation of 70 kW Solar PV system
-Installation of a new efficient chiller with VSD driven compressor
-Installation of a new Alerton BMS with energy-saving options
-Installation of VSDs on AHUs
The Journey
The project comprised replacing one of the two existing reciprocating chillers with a new turbo core high-efficiency chiller, and calculations indicate the new chiller will handle the building cooling load on most days during the year.
