Summary

200 Victoria Street is a construction project based in Carlton VIC within the Commercial sector. Owned and developed by a Japanese Group, the six-level, A-grade property at 200 Victoria Street has a net lettable area of 7911sq m, comprised of high quality modern A-grade office tower 67% leased to the state government on behalf of the Environmental Protection Authority Victoria and 29% leased to Trinity College, Melbourne University’s oldest college. It is one of the most sustainable buildings in Melbourne, one of only three to achieve a 6.0 Star Green Star rating and 5.5 Star NABERS Energy rating 1.

JLL has engaged Conservia to drive the building to a 6 Star NABERS Rating due to new tenant lease obligations. Currently, the building is 5.5 Star NABERS with the major tenant occupying 5 of the 7 floors. Armed with strong sustainability solutions, Conservia has proposed to drive the NABERS uplift and achieve a 6 Star NABERS Rating for this Melbourne office building by the end of 2022.

Conservia will be designing sustainable solutions for the Melbourne office building to enhance the tenant experience, optimise building performance and reduce operating costs and associated energy costs. An integrated building management system (Optergy Enterprise) will be used to centralise all building data and bring multiple sources of information together in one view for smart control of the property’s systems and equipment. With Conservia’s key focus on smart analytics, and ongoing building optimisation and tuning strategies, 200 Victoria Street will be well on track to achieve their sustainability and NABERS goals.
